- Tidy up the grounds, porches, and garage. Keep the lawn trimmed and edged. Make sure that your yard is clean and free of refuse.
- Your front door gives a vital first impression while a realtor or prospect waits for you to answer the bell. Be sure the door and frame are scrubbed clean.
- Dress up the windows with freshly laundered curtains.
- If any decoration is needed, especially in the kitchen, do it now! Twenty dollars worth of paint may balance a large amount in a price cut. Bathrooms also help sell homes. Make these rooms sparkle.
- Keep all steps and hallways clear of hazards.
- Don't forget to have all light sockets filled with bulbs. Illumination is like a welcome sign. The potential buyer will feel a glowing warmth when you turn on all the lights for an evening inspection.
- Wash dishes, put away clothes, straighten newspapers, counters, rooms, wash windows, etc.
- Pack away all ornamental objects that can or may distract from your house. People should remember that your home is for sale. Your collection is not.
- Make up beds with attractive spreads.
- Keep pets out of the way. One prospect may be annoyed, another may be bitten. No pets during showings.
- Avoid having too many people present during inspections. The potential buyer will feel like an intruder and will hurry through the house. Do not allow children to tag along on the visitor's tour.
- Leave showing to the realtors. It is their business to sell. They know the buyer's requirements and can best emphasize the features of your home. You will be called if needed.
- Don't discuss anything concerning the sale with the customer. Let the realtors discuss price, terms, possession, and other factors with the customer. They are better qualified to bring negotiations to a favorable conclusion.
- Never apologize for something's appearance. It only draws unnecessary attention to it.
- Never try to sell furniture to a customer before the sale is completed.
- Clutter and unnecessary or damaged furniture make rooms look smaller and less livable. Store it or sell it.
- Do not take these suggestions personally. You have hired me for my advice to make your property more marketable
